  Many properties fail simply because the landlord didn't understand how to properly clean the unit prior to the clearance exam. In our free phone consultation we will explain in detail exactly how the property needs to be cleaned prior to the clearance exam. If you are not able to do this yourself, we have relationships with many third party cleaners who know exactly how the units need to be cleaned. The fee is $75 per unit, or $50 per unit if it is a multiunit property. If you choose this option, we will arrange and schedule everything and you will get a single detailed bill (unless you choose to pay the 3rd party cleaner directly.)

  The lead clearance test required by the City of Cleveland for all rental properties built pre-1978, involves a visual inspection and dust sampling. The visual inspection determines that the property is visually in compliance and is done before any dust sampling can begin. For the dust sampling, a licensed inspector takes samples from three surfaces in multiple rooms: floor, windowsill, and window trough. The samples are then sent to a lab where fast results and turnaround are catered to the client's needs.

For clearance exams, we charge $300 per unit. Call us for pricing for properties with that have more than 4 units or if you have multiple properties that need a lead safe certificate. 

  We don’t want to charge you $300 to conduct the clearance exam until the property is in a condition in which it will likely pass. However, we will take your payment to conduct the clearance exam if you insist – but we would prefer to wait until you fix any issues that would cause a failure. If you fail the clearance exam, you will have to fix these issues and pay for us to come out and retest! Not only does this cost you more money and delay the process, a failed clearance exam is something you have to disclose to renters or buyers of the property.

To avoid failures, we are very generous with the time we spend with our free phone consultation, and usually that is enough for a landlord to understand whether their property is in passable condition. However, if after the free phone consultation, you are still unsure if your property is in passable condition, we offer an optional $50 pre-inspection visit, which will let you know if the property appears to be in the condition needed to pass the clearance exam. If not, we will point out all areas of concern and explain what is needed to fix them. We can also direct you to third party contractors who can do these fixes if you aren't able to do them yourself.

Once your property passes the inspection, we handle all the paperwork needed for the Lead Safe Certificate Application (LSCA).  We then submit it directly to the proper people at the City of Cleveland. Typically, the city provides a quick turn around and a virtual Lead Safe Certificate will be emailed to you before receiving a hard copy in the mail.  This is a free service provided with Clearance Exams.
