Our mission is to help landlords understand this new law and the condition their property needs to be at in order pass the lead Clearance exam needed to obtain a Lead-Safe Certificate.  We will explain in detail all the steps you need to take to get your property in the condition where it will pass the mandated lead clearance exam. This is a free service.

Many properties that should pass end up failing simply because the landlord didn't understand how to properly clean the unit prior to the clearance exam. In our free phone consultation we will explain in detail exactly how the property needs to be cleaned prior to the clearance exam.  However, if you are not able to do this yourself, we have relationships with many 3rd party cleaners who know exactly how the units need to be cleaned for $75 per unit, or $50 per unit if it is a multiunit property. If you choose this option, we will arrange and schedule everything and you will only get a single detailed bill, unless you choose to pay the 3rd party cleaner directly. 

(We use 3rd party cleaners because Lead Free Ohio can not provide the pre inspection cleaning service since we conduct the clearance exam.)

The clearance exam entails a visual inspection and dust sampling.  The visual inspection determines that the property is visually in compliance and are done before any dust sampling can begin. For the dust sampling, the Lead Clearance Technician takes samples from three surfaces: floor, window will, and window trough in multiple rooms.  The samples are then sent to a lab where fast results and turnaround are catered to the client's needs.

• Call for pricing for properties with more than 4 units or if you have multiple properties that need to be certified as lead safe.

We don't want to charge you $250 to conduct the clearance exam until the property is in the condition where it will likely pass.  If you fail the clearance exam, you will have to fix the issues causing the failure and pay us a second time to come out and retest. Not only does this cost you more money and add a couple weeks to the process, a failed clearance exam is something you have to disclose to renters or buyers of the property. 

  
To avoid failures, we are very generous with the time we spend with our free phone consultation and usually that is enough for a landlord to understand whether their property is in the condition where it will pass. However, if you are still unsure if your property is in the condition where it will likely pass after the free phone consultation, we offer an optional $75 pre inspection visit which will let you know if the property appears to be in the condition to needed to pass the clearance exam, and if not, point out all areas of concern and explain what they need to do to fix them. We can also direct you to 3rd party contractors who can do these fixes if you aren't able to do them yourself.

Once your property passes the inspection, we handle all the paperwork needed for the Lead Safe Certificate Application (LSCA).  We then submit it directly to the proper people at the City of Cleveland. Typically, the City provides a quick turn around and a virtual Lead Safe Certificate will be emailed to you before receiving a hard copy in the mail. This is a free service provided with Clearance Exams.
